Today’s homeowner behaves very differently than the homeowner of even 5 years ago. They research extensively online, read reviews, watch YouTube videos, ask AI questions, compare products before ever contacting a contractor, and usually have a preferred solution in mind before the first appointment is scheduled.

Yet many premium roofing contractors continue to sell exactly as they did 20 years ago. That’s becoming a very expensive mistake.

Consumers Aren’t Shopping the Way They Used To
Today’s homeowner isn’t looking for answers so much as for someone to help them make the right decision. The contractor who arrives carrying product brochures and a sales presentation is competing with information the homeowner has already consumed online.

The contractor who arrives acting as a consultant immediately differentiates himself. Consumers don’t simply want estimates anymore. They want confidence.

One of the biggest mistakes I see premium contractors make is assuming every homeowner needs the same sales presentation and information. They don’t.

Today, homeowners have different priorities and come from different places. Some are driven primarily by budget. Others care about aesthetics. Some are concerned about insurance, energy efficiency, hail resistance, sustainability, resale value, maintenance, or simply wanting never to replace another roof again.

Your job isn’t to convince them that your favorite product is best. Your job is to design the right solution for their goals. That’s the essence of design-build selling.

Rather than saying, “Here’s the roof I would buy,” the conversation becomes, “Let’s first set your criteria and determine what you want your next roof to accomplish.” That subtle change completely transforms the relationship.

The 3-Appointment Advantage
One of the most exciting opportunities for premium contractors is moving away from the traditional one-visit close. Demonstrate how different choices affect performance, appearance, and value. This appointment becomes collaborative rather than confrontational. But it’s also where they become emotionally invested in the decision, knowing how it relates to the already established budget.

Now you’re no longer trying to sell. You’re simply helping them move forward with a solution they’ve designed. Price objections decline dramatically because the homeowner understands exactly what they’re receiving and why.

Here’s an uncomfortable truth. Many contractors complain that homeowners only shop price. In reality, contractors often create that behavior. If every conversation centers around roof size and complexity, installation dates, financing, and total price, then price naturally becomes the deciding factor.
